Development sites
Land with room to build is worth a closer look
Some parcels are worth more for what they could become than for what they are today. We look at a site the way a builder would: zoning, utilities, access and the market around it, and buy directly when the plan works.
The kinds of sites we look at
You do not need plans, engineering or approvals to talk to us. Most owners we hear from simply have land in a growing area and want to know their options.
-
Infill lots
Empty or tear-down lots inside established neighborhoods, where a new home or a few could fit.
-
Tracts near growth
Land on the edge of a growing town, in the path of new roads, schools and subdivisions.
-
Subdividable acreage
Larger parcels that could be split into several lots under local rules.
-
Rezoning candidates
Land whose current zoning does not match where the area is heading.
-
Commercial frontage
Parcels on busier roads that may suit retail, office or mixed use.
-
Odd and leftover parcels
Remnants, landlocked pieces next to a larger owner, or lots no one else has looked at closely.
Our homework, not yours
What we study before we make an offer
Development value depends on details. We do the research up front so any offer is grounded in what the land can actually support.
- 01
Zoning and land use
What can be built today, and what the city or county plan says about tomorrow.
- 02
Utilities
Water, sewer or septic, electric, and how far each is from the property line.
- 03
Access
Road frontage, easements, and whether a driveway or new street is practical.
- 04
Floodplain and terrain
Flood zones, slope, drainage and anything else that shapes the buildable area.
- 05
Title
Liens, old deed restrictions, mineral reservations and who needs to sign.
- 06
The local market
What finished lots and new homes are selling for nearby.
An honest note on development value
Potential is not the same as approval. Rezoning, platting and utility extensions take time and money, and not every site works out. We price that risk in and explain how we got to our number, so you can compare our offer with listing the land or holding it yourself.
A few honest things up front
- We are not a brokerage or a law firm. We buy property directly; we do not list it or represent anyone, and we do not give legal or tax advice.
- There is no obligation. If we make an offer, you are free to say no. Reaching out does not commit you to selling.
- We do not promise outcomes. We review the property and tell you honestly whether a direct sale looks like a practical option for you.
